Your property. Your plans.
Changes to an existing Auckland home
For a renovation or extension, send any existing plans, property records and photos alongside the changes you have in mind. We establish the existing-house information needed before developing proposed layouts and working drawings.
For a new home or additional dwelling, title and survey information help establish the section, access, boundaries and relationship to neighbouring buildings. Relevant site investigations and consultant inputs are identified in the proposal.
Design development, working drawings, specifications and relevant consultant coordination are agreed in your proposal. Submission assistance and council questions are included only within the agreed engagement.
Planning considerations in Auckland
General matters that often come up early. Each property is checked individually; none of this replaces council or specialist advice.
Auckland Unitary Plan zones
The zone that applies to a property, such as Single House, Mixed Housing Suburban or Mixed Housing Urban, shapes rules on height, yards, building coverage and the number of dwellings. Early design work checks the zone and standards that appear relevant before layouts are developed.
Overlays and site hazards
Some Auckland properties carry overlays or controls, for example special character areas, notable trees, flood plains or overland flow paths. Where they appear on council maps, they are noted early because they can affect design options and the information council will expect.
Resource consent and building consent
A building consent covers how the work is built. If a design does not meet the applicable planning rules, a separate resource consent may also be needed, often with input from a planner. Which applies depends on the property and the proposal.
Ground, slope and stormwater
Sloping sections, clay soils and stormwater connections are common considerations across Auckland. Geotechnical, structural and drainage inputs are identified where the project needs them and engaged separately.

Planning checklistCommon questions
- Do you need to visit my Auckland property?
- It depends on the project. Existing plans, photos, title and survey information often establish a lot; if measuring or a site visit is needed, it is arranged as part of the agreed work.
- What do I get at the end?
- The design and the working drawings, specifications and documentation agreed in your proposal for your building-consent application, with relevant consultant inputs coordinated where included.
- Can you tell me if my project needs consent?
- Consent requirements depend on the actual property and proposed work. We review what you are planning and identify the questions that need checking with council or specialists before the scope is agreed.
- How soon can you start?
- Tell us when you need the plans. We confirm the scope, fees and earliest available start after reviewing your project.
